Resources to Sell Your Home

Your online resource designed to help you sell your home. Home prices, real estate values, and FSBO listings.

If you’ve decided to sell your home, chances are you’re caught up in a host of emotions. You may be looking forward to moving up to a new dream house or facing the uncertainty of a major move across country. You may be reluctant to leave your memories behind or eager to start new adventures. Whatever turbulent feelings you’re experiencing right now, there are plenty of practical matters that need your attention.

What's Your Home Worth?
The value of your home is a key ingredient in deciding whether to sell your home. Before you sell your home, you need to determine its property value. Always remember that you are estimating the market value of one particular house. It's important to remember the value of a home changes all the time. In fact, what you bought it for a couple of years ago really has little to do with what it is worth right now.

If you put your home on the market for less than it's worth, it will sell quickly and you could potentially lose money. On the other hand, if you put your home on the market and it is priced too high, it may take a long time to sell or may not sell at all.

There are numerous ways you can determine the market value of your home...

  • Contact a Realtor and request a comparative market analysis, or CMA. This is a real estate agent's evaluation, based on local listing and sales data, to determine the probable sale price of a property in the current market. Sellers can use a CMA to help determine a list price. Buyers can use a CMA to help them decide what to offer on a listing they want to buy.
  • Purchase a professional house appraisal. It is the job of the professional appraiser to determine home values by gathering, analyzing, and applying information pertinent to a property. In an appraisal, the professional appraiser will evaluate all aspects of your home including how old its systems are. Then, they will compare what your home has to other homes in the area that have recently sold. Within a matter of days, you will learn what the true value of your home is.
  • Go to neighborhood open houses and learn what the home prices are for other homes selling in the area.
